Can non-EU citizens buy property in Marbella?

Yes, freely. Spain places no restrictions on foreign ownership. You need an NIE number, a Spanish bank account and a lawyer, all of which we arrange as part of the purchase. Buyers from outside the EU close here every week of the year.

When is the best time to buy?

November to February. The tourists are gone, listings sit longer and sellers who need to close before spring negotiate hardest. That off-season window is where our best below-asking results happen. If you want to buy well, start the conversation in autumn.

Is short-term rental legal in Marbella?

Yes, with a VUT licence, Andalusia's tourist rental registration. We confirm eligibility per property and community before you buy, then handle the registration itself. In peak zones a properly licensed property grosses 8 to 10% in the May to October season.

How long does a purchase take?

6 to 10 weeks is typical from accepted offer to notary, a little longer with a mortgage. With power of attorney you never need to fly in for the signing. Our record from first call to keys stands well inside that range.
